Completed in August 2021 by our Midlands based contractors, we were commissioned by a Middle Eastern client to source a suitable investment project within their designated budget. Upon finding the property we were then responsible for the full schedule of works, project managing the contractor along with the cash flow and ultimately seeing it through to completion of sale.

The property was in a serious state of disrepair having not had much work done to it in over 90 years when the owner’s family had acquired it from new! It was completely stripped back to brick throughout, and all new plumbing, heating, wiring and insulation was installed.

We added a single-story extension to the rear of building and knocked through to create a spacious kitchen/diner with the old kitchen becoming a separate utility room and downstairs w/c. We also used the back half of the garage to create another reception room and really maximise the floorplan in every way possible. Upstairs we used a wasted space off the back of the master bedroom to create a stunning en-suite bathroom with freestanding bath and walk in shower.

The whole place was renovated to an extremely high standard, with high end kitchen/bathroom suites and modern fixtures & fittings. Externally it was rendered in a white silicone finish, new composite front door and modern electric roller garage door, with front & rear landscaping to finish it off.

The whole project took just over 5 months to complete and we exceeded our client’s expectation to deliver a 21% ROI, which has resulted in further recommendations and business in the future.
